COLLECTION OF RENT
Invoices are issued in compliance with the individual lease agreement and are monitored carefully in accordance with Property Tree property management software and your Connect Commercial Management team to ensure payments are made consistently and in a timely manner.
Any arrears are identified immediately and a planned communication strategy is implemented with the tenant to ensure the arrears are rectified.
DISBURSEMENT OF RENTAL COLLECTIONS
Our management system can allow for mid month or end of month disbursement to owners depending on the preferred agreement set by you.
PAYMENTS TO TRADES OR CONSULTANTS
If there is ever a requirement for consultancy or trade work to be completed onsite, our Connect Commercial Management team will always engage your preferred contractor, or as required obtain multiple quotes for the project.
Upon completion of the work or project and prior to any payment, your Connect Commercial Management team will ensure the work has been carried out to the highest of quality and as per the quotation. We will liaise with you, our client to authorise payment.
OBSERVANCE OF LEASE COVENANTS
We exercise close supervision and have extensive knowledge of existing lease conditions and ensure that your tenants comply in entirety. These conditions include payment of rent and outgoings, annual increases, landlord or tenant fit out works, trading hours and permitted use just to name a few.
Furthermore, the Connect Commercial Management team has a network of specialised commercial property legal professionals to ensure that you are always receiving the correct advisory in relation to any matters pertaining to your commercial lease agreements.
RENTAL REVIEWS & OPTIONS
All annual review dates and rental increases will be implemented in accordance with the commercial lease agreement. Written notice to your tenants of any annual increase will be provided in a timely and professional manner.
Prior to an option being exercised we will submit for your approval our recommendations on revised rental. We will support our recommendations with market evidence and any other relevant information.
LEASE RENEWALS
Well in advance of lease expiry dates we will liaise with existing tenants to establish their intentions regarding the tenancy. If the tenant intends to stay we will handle all aspects of the option negotiation and ensure that the maximum achievable rental is obtained.
Alternatively, if we become aware of a tenant's intention to leave, we will work closely with the tenant to ensure the tenancy is handed back in satisfactory condition in accordance with the commercial lease agreement, or that any required building works are undertaken or accounted for in the security deposit.
We will also manage the leasing activities in attracting a new tenant and will manage the time between the existing tenant leaving and a new tenant signing to minimise any vacancy period.
